In order to meet the challenges created in a quickly evolving de-regulated energy market, Lee Company developed relationships with Energy Service Companies (ESCOs) and power marketers across the country. Together with these alliances, Lee Company can offer our customers services ranging from commodity supply to unique solutions for upgrading aging facilities' mechanical infrastructures, enhancing existing systems and providing creative approaches to deliver new construction facilities.
Since we are not aligned with any particular utility or equipment manufacturer, Lee Company can provide customers with a completely independent solution to their specific needs. This ensures that a customer gets what he needs, and not what a utility or manufacturer might want to sell.
These solutions, which are referred to as Energy Systems Integration (ESI), can be grouped into five separate bundles. However, facets of one group can be combined with those of another group to provide a truly customized solution.
In each of these bundles, the engineering and energy expertise and experience can be used to completely review a facility's operation through detailed energy and operational audits and seek out all energy saving measures. The expertise and experience to make these changes a reality can be confidently delivered to optimize a customer's energy assets.
- Commodity Supply - an array of supply choices for electricity and gas can be customized to suit a particular facility's needs depending in part, but not entirely, on where the respective states are in the de-regulation process. Some of the available choices include long term fixed prices for budgeting purposes, capped prices to limit exposure to swings in the market, or an energy supply which is directly tied to a company's production.
- Administrative Services - a program can be created which helps a facility manager better manage energy information. By analyzing bills to ensure that appropriate rates and structures are being applied, negotiating with existing utility companies, consolidating multi-site billings, creating reports and graphs from billing data to identify waste and inordinate and costly energy spikes, a comprehensive program can be developed to make the most of energy management efforts and ultimately reduce overall energy expenditures.
- Operational Energy Program - energy assets within a facility such as lighting, chillers, boilers, etc. can be outsourced for an up-front payment on existing facilities or no out-of-pocket expense on new construction. These energy centers are then operated and maintained by Lee Company, and units of conditioned air, chilled water, steam, lumens, etc. are sold to the customer as a commodity (much like natural gas and electricity are currently bought). Lee Company is responsible for all operation, maintenance and upgrades required to deliver the final product. At the end of the energy services agreement, these energy centers then become the customers assets. This approach allows for immediate cash infusion in existing facilities by leveraging energy assets in existing facilities. It also allows for a reduction in construction budgets for new facilities. Customers can focus this money on their core business or in other components of a building structure.
- Combined Energy Program - a combined energy program can provide an immediate fixed discount off a customer's utility bills, either as a result of negotiated utilities in a de-regulated market, or in anticipation of reduced costs in a regulated market. In addition, a complete energy audit will be undertaken to identify energy consumption and develop an energy profile. Based on the results of this audit, proactive measures such as system renovations, chiller replacements, etc. can be proposed and undertaken based on agree-upon paybacks. If there are opportunities to save money through lower energy consumption, Lee Company will find them and help implement them.
- Total Energy Program - in response to the fluctuating nature of energy costs, operating and maintenance costs, and recognizing a need to level these costs out and provide a predictable budget monthly and annually, a total energy program can be developed. A complete study is performed using a detailed energy and operational audit. Supply options are evaluated along with business operations and a complete energy profile is developed. A fixed bill program is then created and guaranteed so that all energy related costs can be confidently predicted.
