Lee Company constructed the mechanical and plumbing work for this five-story building, which houses more than 700 IRS employees.
We set 10 McQuay indoor air handlers that discharge air down into the supply plenum beneath the raised floor. The underfloor airflow is routed by air highways, directional grilles and fan-powered duct systems. Air highways are a unique part of the underfloor system and were installed along the core perimeter of each floor. We also cut and installed directional grilles in the air highway that direct air to the 120 fan-powered boxes we installed under the floor. Those boxes are ducted to linear slot diffusers that condition the exterior perimeter of each floor.
More than 3,000 feet of linear slot diffusers were laid in the floor. Over 100 round swirl diffusers ventilate the core area of each floor.
Two energy-recovery units installed and ducted by Lee Company supply outside air. We set two 200-ton McQuay air-cooled chillers. Two Taco pumps circulate the chill water. In addition, we installed four Liebert Mini-Mates and two Liebert DSs to cool the intermediate and main distribution frame rooms.
Lee Company also installed nine overhead fan coil units to heat and cool the kitchen and cafeteria areas, several wall-unit heaters to heat the hallways, and a single ductless split system to cool the elevator equipment room.
The plumbing system consists of more than 100 fixtures of various types, including water closets, hose bibbs, drinking fountains, lavatories, urinals, showers, a grease trap, water heaters, a sump pump, roof drains, floor drains and sinks. And for LEED certification, we also installed high-efficiency plumbing fixtures.
