Annual Heating Inspection:

  1. Check and adjust thermostat.
  2. Clean and adjust all safety controls.
  3. Clean burners and controls.
  4. Clean and adjust pilot assembly.
    1. Check the hot surface igniter, flame sensor.
    2. Check electronic spark ignition controls.
  5. Adjust burner for efficiency.
  6. Check for gas leaks in furnace.
  7. Lubricate all moving parts.
  8. Check and recommend air filtration.
  9. Check vent pipe and draft diverter.
  10. Check fan control.
  11. Check manifold pressure.
  12. Check furnace for cracked heat exchanger.
  13. Check temperature rise.
  14. Check complete furnace cycle.

Annual Air Conditioning Inspection:

  1. Install gauges and check operation pressures.
  2. Check voltage and amperage to all motors with meter.
  3. Check air temperature drop.
  4. Test all capacitors.
  5. Clean evaporator coil (if accessible).
  6. Check evaporator superheat.
  7. Lubricate all moving parts.
  8. Check and recommend air filtration.
  9. Check all safety controls.
  10. Check start capacitor and relays.
  11. Check compressor contactor.
  12. Check all wiring connections.
  13. Clean and adjust thermostat.
  14. Clean condensing coil.
  15. Check that condensate drain is open.
  16. Check safety float switch.

BOTH the Annual Heating and Air Conditioning Inspections include:

  1. Check electrical wiring-connection and insulation.
  2. Check amperage draw on each element.
  3. Check total amp draw of elements.
  4. Check temperature rise.
  5. Check reversing valve.
  6. Check the defrost controls.

Electrical Inspection:

  1. Verify voltage check on all phases.
  2. Visually inspect panel/bus condition.
  3. Visually inspect breaker condition.
  4. Verify that ground is present and is inspected.
  5. Verify that GFCI protection is present.
  6. Test all safety devices for functionality.
  7. Check that arc fault protection is present and functioning.
  8. Inspect and tighten all panel connections.
  9. Check to verify that the surge system is present and functional.
  10. Check smoke detectors to make sure they are functioning properly.
  11. Check all CO2 sensors.
  12. Perform an attic visual inspection to identify possible hazards/code violations.
  13. Perform a crawl/basement inspection to identify possible hazards/code violations.

Plumbing Inspection:

  1. Check for leaks and proper drainage on bath and kitchen sinks.
  2. Check all toilets.
    1. Check water levels.
    2. Check flapper and replace if needed.
    3. Check and adjust filler mechanism.
    4. Dye test toilets and check for leaks around the base
  1. Check all water heaters.
    1. Check water temperature.
    2. Check temperature/pressure relief valve for safety release.
    3. Check discharge pipe of temperature pressure relief valve.
    4. Check for safety pan under the heater.
    5. Check for water leaks.
    6. Flush water heater.
  2. Check incoming water pressure.
  3. Visual inspection of piping under the home.
    1. Check for proper insulation on piping.
    2. Check for proper pipe support.
    3. Check for leaks on pipes.
  4. Check outdoor hydrant for leaks and proper anti-freeze protection.
